Aldea Development Clears Design Review Board

At the Porter Ranch Design Review Board meeting on June 9, the Porter Ranch Development Company presented the architectural plans regarding the look and feel of the residences to be built in the Aldea area next to Las Brisas. Three condominium developments are planned: Seville, Mirabel, and one yet to be named, each building will contain three to six units. Aldea’s dwelling units have been reduced from 774 to 497; 373 new units and 124 units currently in the Las Brisas development adjacent to Mason. The commercial area to be built on the east end of the lot across Porter Ranch Drive from Toys R Us, has been reduced in size. The design includes walkways throughout the residential area and connecting with the commercial area.

The designs included both Spanish and Italian style architecture and there was some discussion about the two styles working together. A Las Brisas resident was present expressing concern about insufficient parking at Las Brisas which has 2 ½ parking spaces per unit, including the garage space. The Porter Ranch Design Review Board unanimously approved the architectural plan but unfortunately, the parking capacity issue is not the jurisdiction of the design review board.

The next steps for Aldea are to begin grading after July 4th, install infrastructure (storm drain, sewer, water, etc) and pave the roads which in the August – November timeframe.  Once the streets are paved, production building of the homes will begin with the goal of completing new residences by the middle of 2012.  Model home construction may begin earlier, around September 2011, but everything is subject to market conditions. 

Please note that the Porter Ranch Design Review Board is not a committee of the PRNC, but a separate City entity. Mel Mitchell, President of the PRNC is a member of the Porter Ranch Design Review Board.

City Planning Department Letter about Aldea. The City has conditionally approved the project. The last day for the public to express concerns to the City about it is August 16, 2011.

    The Vineyards at Porter Ranch

The Porter Ranch Neighborhood Council is an organization that is officially certified by the City of Los Angeles to increase our influence with City lawmakers and departments to improve our community.

The PRNC came about as a result of Los Angeles City Charter Reform and interested stakeholders in our community. The Board is elected by stakeholders and holds monthly meetings, usually on the first Wednesday of the month. The agenda is emailed to those who subscribe (see the green box in the upper corner), on our website here and posted at 11280 Corbin Avenue, Northridge, CA 91326 on a bulletin board facing Corbin street.

The Board is comprised of volunteers who want to help you make Porter Ranch a better place to live, work and grow. We can't do it for you, but we can do it with you.
